tenant Fees

Pre-Tenancy Fees & Charges (Terms & Conditions): The Fees & Charges that you will need to pay before you move into a property with Afrihomes Realtors will be as follows.

Holding Deposit (per tenancy): One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person withdraws from the tenancy.

Rent: Paid in advance per month. Where rent is paid in advance this will be for a maximum of one month paid upfront.

Security Deposit (per tenancy)- One month rent deposit. This covers damages or defaults on the part of the tenant during the tenancy.

During the tenancy

Default Fee’s for lost keys: Ksh.3,000 per key that requires cutting, and Ksh.5,000 per security key/fob.

Unpaid Rent: The landlord reserves the right to charge interest (calculated from day to day) at 3% over the Central Bank of Kenya base rate on late payments and the landlord may recover the interest as though it were rent.

Amendments to the tenancy terms: Should you wish to make any changes or amendments to the terms of the agreement once the tenancy has started then, dependent upon your landlord agreeing, we will draw up an addendum to the agreement. (Addendum – Ksh.5,000 + VAT)

Change of occupancy (Tenant’s Request): Ksh.10,000 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher to cover the costs associated with taking landlords instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenants Request): Should the tenant wish to leave their contract early; they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
